Mariana Reis Santos is an urban land governance specialist and researcher with a background in architecture and urbanism. Her expertise includes but is not limited to tenure systems and property rights, land markets and finance, and land, water and natural resources management. Her research primarily focuses on land policies and development strategies that enable low-income groups to have equitable access to land and housing. She is particularly interested in understanding the socioeconomic and environmental effects of urban transformations and the role of governance in these processes. Recently, her work concentrates on understanding the impact of long-term planning practice and discourse on the development of housing and rail transit infrastructure in the rural-urban regions of Paris and Rome.
